La base touristique de MAGTUR est située sur la partie pittoresque de la côte de la mer d'Okhotsk à l'embouchure de la rivière Kholodny. Pour aller à la base, prenez la route pour Armanskaya pendant 82 km. La route passe par deux cols offrant de beaux points de vue puis redescend à travers la forêt jusqu'à l'embouchure de la rivière Arman.
Près du pont, en été il est possible de pêcher, le saumon rose ou argenté, le saumon coho et l’omble. Après le pont la route traverse la toundra et longe de nombreux petits lacs où vous pouvez apercevoir des canards et des bécasses, peut-être un renard roux et
en saison on peut chasser des oiseaux migrateurs.
Dans les petites rivières traversées, vous pouvez attraper des ombles ou des saumons. Sur la côte, au niveau de la base, s'étend une zone autorisée pour la pêche. En été, il est possible d'attraper le saumon rose, le kieta et le saumon coho. La plage se compose de tout petits galets sur lesquels il est agréable de marcher. Vous pouvez apercevoir des animaux marins.
En mer le long du rivage passent des rorquals et des phoques et avec de la chance des baleines. Endroit idéal pour les amateurs de pêche: plombières, éperlans, crabes, en saison les harengs, les capelans et la morue.
L'endroit où se situe la base, s'appelle "Microclimate". En effet l’été, ici, est beaucoup plus chaud qu’en ville et l'air est saturé de l'odeur des embruns marins.
De la base on a une magnifique vue sur la mer avec des couchers de soleil superbes en été.
En continuant la route sur 18 km on arrive à l’embouchure de la rivière Yama où existent également deux zones de pêche autorisées pour le saumon. Dans la rivière Yama on pêche aussi l’omble, le kunju, le grayling. Ici c’est la toundra, les collines sont remplacées par la plaine avec de nombreux lacs où nichent différents types d'oiseaux, il n'est pas rare de rencontrer des cygnes, des oies, ou des canards.
L’été c’est aussi le domaine des ours car autour des marais, il y a beaucoup des airelles rouges, de myrtilles et diverses baies sauvages. Dans les rives inondées des rivières poussent en grande quantité le chèvrefeuille, l'églantier, les groseilliers sauvages.
Les randonnées dans les collines qui surplombent la mer sont très intéressantes, la nature est pleine de couleurs. Sur le sommet de quelques collines, il y a parfois des petits lacs où on trouve des ombles noirs.
La nature ici est intéressante non seulement en été, mais aussi en hiver avec des promenades passionnantes en traîneau à chiens, en motoneige ou quadricycle et aussi en skis sur la toundra et les lacs ou la pêche sur glace dans les rivières Yana, Arman ou Oira.
L’hiver, après avoir pris l'air glacial, il est particulièrement agréable de prendre un bain de vapeur au sauna Taïga à la base et de discuter avec des amis, en écoutant crépiter le feu de bois de feuillage dans le poêle.

Туристическая база МАГТУР располагается на живописном побережье Охотского моря в устье ручья Холодный. Добраться до базы, можно проехав по Арманской трассе 82 км. Дорога пролегает через два перевала с которых открываются прекрасные виды с высоты птичьего полета. Спустившись с перевала, дорога по прямой проходит через лесной массив к устью река Армань.
Недалеко от моста находится спиннинговый лицензионный участок где в летний период можно поймать горбушу, кету, кижуча, мальму. После Арманского моста дорога проходит по тундре. Здесь можно полюбоваться на множество небольших озер в которых нередко можно встретить различных уток и куликов, понаблюдать за рыжей красавицей лисой. В сезон охоты можно добыть перелетную птицу.
Дорога пересекает множество небольших речек, в которых можно поймать мальму, кунджу и подходит к самому побережью. На побережье, недалеко от базы находится морской лицензионный участок. В летний период , в сеть можно поймать горбушу, кету, кижуча. Берег состоит из мелкого галечника по которому приятно прогуляться и понаблюдать за морскими обитателями.
Вдоль берега проплывают нерпы, касатки и если повезет киты. Для любителей рыбной ловли прекрасное место, можно половить камбалу, корюшку, краба , по сезону сельдь и мойву, треска. Место, где расположилась база, по-своему уникально в народе его называют « Микроклимат». Летом гораздо теплей чем в городе и воздух насыщен запахом моря.
С базы открывается великолепный вид на Охотское моря. Особенно красивы летние закаты. После базы дорога проходит вдоль побережья и через 18 км подходит к переправе через реку Яма. На реке есть два участка лицензионного лова лосося. В р. Яма также можно поймать мальму, кунджу, хариус. В районе базы рельеф разный, сопки сменяются равниной. На тундре множество озер, где гнездятся различные виды птицы. Не редкость белые лебеди, гуси, утка.
Медведь в летний период хозяйничает в этих краях. Вокруг болот много брусники, голубики, морошки. В поймах рек большое количество жимолости, шиповника, дикой смородины. Очень интересны пешие походы по сопкам. Природа севера насыщена буйством красок. С сопок открываются восхитительные виды на море и долины рек. На вершинах некоторых сопок есть небольшие озера, в которых обитает черный голец. Природа здесь интересна не только летом, но и зимой. Увлекательные прогулки на собачьих упряжках, снегоходах, квадроциклах. Не сложные прогулки на лыжах по тундре и озерам. Подледная рыбалка на реках Яна, Армань, Ойра. После зимнего, морозного, чистейшего воздуха особенно приятно попариться в таежной баньке на базе и пообщаться с друзьями, слушая, как трещат в печурке дрова.
База МАГТУР находится в уникальном месте, которое сочетает в себе возможность предоставить разнообразные виды туризма. Экологические туры, орнитологические, рыболовные на реках и Море. Возможно организация охоты на перелетную птицу. Пеший, лыжный туризм, походы на собачьих упряжках, на фототехнике, экскурсии по морю на катерах.
